Home Registration deadlines
Your registration deadline, by region.
If you're a landlord of an assured or regulated tenancy, you must register yourself and each of your properties through the 'Register your rental property' service.
The service opens region by region across England from 15 Dec 2026, starting in the West Midlands. Once it opens in your region, you have 3 months to register.
Your deadline depends on where the property is, not where you live. If you live in London and let a property in Birmingham, the West Midlands deadline applies.

| West Midlands | 15 Dec 2026 | 14 Mar 2027 |
| East of England | 15 Jan 2027 | 14 Apr 2027 |
| East Midlands | 15 Feb 2027 | 14 May 2027 |

The fee
£65 per property per year, renewed each year. The fee is set by the service and can change, so check it before you pay.
What comes next
Phase 2 starts in late 2026. It brings the 'Register your rental property' service and a new Landlord Ombudsman for private renting.
Landlords will have to join the Ombudsman later. The government expects that to be in 2028, with notice given in advance.
